Our Property Manager will meet with you in person, via phone/email, or any way that best suits your schedule, to evaluate your property and make recommendations to prepare your property for lease. Our Property Manager will coordinate the completion of any maintenance or repair items, with your approval, using qualified vendors to ensure all work is completed.

We promote every property through the Multiple Listing Services (MLS), Houston Association of Realtors (HAR.com), and top-tier real estate platforms like Zillow. In addition, our team creates tailored Email Marketing Campaigns for each listing, ensuring that local Real Estate Agents are promptly informed that your property is available on the market.

Determining the Monthly Rent Amount

Our Property Manager will conduct a Comparative Market Analysis (CMA) using current rental data, market trends, and professional tools to determine the most accurate and competitive monthly rental rate for your property. This ensures your property is well-positioned in the market to attract qualified tenants and maximize rental income.

Thorough Screening of Applicants

Our Property Manager will carefully screen each prospective tenant by reviewing their rental and credit history, including any prior evictions. Employment and stated income will be verified, and previous landlords will be contacted to confirm rental payment history and the condition in which the tenant maintained their previous property.

New Tenant Move-in

Our Property Manager will prepare all rental and lease agreements using Houston Association of Realtors (HAR) approved forms. Before the tenant moves in, the Property Manager will collect the first month's rent and security deposit in the form of a cashier's check or certified funds to ensure secure payment.

After Tenant Move-in

Our Property Manager will have the tenant complete and sign a "Statement of Condition" report to verify the property's condition at move-in. Additionally, the Property Manager will review rental payment terms and explain the tenant's responsibilities regarding ongoing property maintenance to ensure clear understanding and accountability from the start.

Each month, you will receive a detailed financial report outlining all rental income collected and any disbursements made on your behalf. This report provides a clear record of your property's financial activity, ensuring full transparency and helping you stay informed about your investment's performance and monthly cash flow.
